Agreement
By using ladybirddeed.online or submitting an order through this website, you enter into a legal agreement with LD Legal, LLC, located at 11 NW 33rd Court, Gainesville, FL 32607. These Terms of Service govern your use of our website and deed preparation services. By placing an order, you acknowledge that you have read, understood, and agree to be bound by these terms.
Service Description
LadyBirdDeed.online provides Florida Lady Bird Deed preparation services. Our service includes the preparation of an attorney-reviewed, filed-ready Lady Bird Deed (also known as an Enhanced Life Estate Deed) for properties located in any of Florida’s 67 counties.
Pricing
All fees are flat-rate with no hourly billing or hidden charges:
- Individual Owner: $349
- Married / Joint Owners: $399
- Revocation / Amendment: $195
County recording fees (typically $10–$30) are charged separately by the county clerk.
Turnaround Time
Deed preparation begins within 1 business day of payment. Actual delivery time may vary based on title review, client responsiveness, county recording delays, and notarization scheduling.
Client Responsibilities
As a user of this service, you are responsible for:
- Providing accurate and complete information about yourself, the property, and intended beneficiaries
- Ensuring you have legal authority to execute a deed for the property in question
- Reviewing all deed documents for accuracy before signing
- Arranging for proper notarization and recording of the deed with the appropriate county clerk
- Responding promptly to any requests for additional information or clarification
The validity of your deed depends on the accuracy of the information you provide.
Refund Policy
Refunds are available before deed preparation begins. If your property is determined not to be eligible for a Lady Bird Deed, you will receive a full refund. Once deed preparation has started, refunds are not available. Contact info@ladybirddeed.online to request a refund.
Limitation of Liability
LadyBirdDeed.online and LD Legal, LLC provide deed preparation services only. Our liability is limited to the fees paid for the specific service rendered. We are not responsible for damages arising from inaccurate information provided by the client, county recording delays, or changes in law after deed preparation.
This service does not include broader estate planning, tax advice, title litigation, probate administration, trust planning, or Medicaid planning beyond the specific deed service requested.
Governing Law
These Terms of Service are governed by the laws of the State of Florida.
Dispute Resolution
Any dispute, claim, or controversy arising out of or relating to these Terms of Service or the services provided by ladybirddeed.online shall first be resolved through good-faith negotiation between the parties. If a dispute cannot be resolved through negotiation within thirty (30) days, either party may pursue resolution through binding arbitration administered under the rules of the American Arbitration Association, conducted in Alachua County, Florida. Each party shall bear its own costs and attorney’s fees unless otherwise required by law. Nothing in this section prevents either party from seeking injunctive or equitable relief in a court of competent jurisdiction in the State of Florida.
